in reply to Abel's comment
I think we previously discussed doing this at a later module, to ensure that we had the forms completed prior to rolling out the draft. We can discuss this item further with LS during next coordination meeting.

I like this concept.

in reply to Chris B O'Keefe's comment
you can't - just gotta live with the shame

Comment
Comment is in the middle of two - so to ensure clarity, Written Restrictions should be removed. This is ZR specific.

Comment
Yes but that can be a SOP item, not necessarily in regulation

should be 3.b.

comment below applies to this as well

See Heather's comment from the ZR - CRS 30-28-106 (1) calls it a master plan. Do we need to say anything about that and how for the purposes of this document the County's Master Plan is called the Jefferson County Comprehensive Plan?

Disregard Comment - change was made to General Provisions, language remains in the code, just in a separate area.

Question
Why was this removed? This has been used several times over the years and is helpful when P&Z is short staffed or we have a complex case.
replies
Suggested Revision
We need to discuss this section. A lot of these items are not applicable to the Preliminary Plat and would be more applicable to the Final Plat
replies
Suggested Revision
Our Criteria says will not reduce below LOS D. Should just reference the criteria.
replies
Comment
Each of these sections should reference the applicable codes in the LDR, ZR, TDCM and SDDTC
replies
Comment
There are some processes such as a CLOMR through FEMA that would take longer than 180 days. The interchange permit through CDOT takes longer than 180 days as well.
replies
Comment
Please provide clarity on how this would work.
replies
Suggested Revision
I think we should remove this from the regulations. If the Fire Protection District doesn't respond within 21 days and there is an issue then this would be a concern.
replies
Suggested Revision
I don't think these should be processed concurrently. The applicant cannot submit until the Preliminary Plat is reviewed/ approved by Director/Board.
replies
Suggested Revision
Needs to go to Planning Commission in some fashion.
replies
Suggested Revision
This is for the ZR pre-app section

Or paper copy

With the shift to one referral and coordination between the case manager and other staff, can we increase the length of the sufficiency review to 14 days?
replies
Question
Will pre-apps continue to be on Thursdays only?
replies
Suggested Revision
Can this section be changed to "formatting" and follow the redlines provided by the engineering team?
replies
Suggested Revision
Applies to Final Plat. I think we should clarify
replies
Suggested Revision
I don't think we would get cash-in-lieu at the time of preliminary plat.
replies
Suggested Revision
No I would imagine the preliminary phase would be more conceptual. So I think we might know where the drainage improvements would be located but not have the final design
replies
Suggested Revision
Agreed. Only for Major Subdivision.
replies
Comment
Per Chris's comment in the Community Meeting section of the ZR, if we do want to say that plats now require a community meeting prior to application there should be an addition here to note that and reference the Community Meeting section of the ZR.
replies

Suggested Revision
Chris has a good point, 30 days is typically the amount of time we need to process an ASR. In order to process it and then get it into a staff report we probably need it submitted at least 45 days prior, although 60 may be better.
replies
Suggested Revision
Should we specify here that this is only for the Final Plat for Major Subdivisions?
replies
Suggested Revision
Should we specify here that this is only for the Preliminary Plat?
replies
Suggested Revision
This supplemental information is the same information that would be shown on the preliminary plat... Since the new process includes both a preliminary and a final plat do we need this section?

This should be vacation of ROW not dedication of land
replies

This is ZR specific. Remove.
replies
Suggested Revision
Since we only mention LDR items here I think we should modify the text below as well. Or combine the pre-app sections between the ZR and LDR
replies
Comment
Seems like a big ask for the prelim.
replies
Comment
Board will not be approving minor subdivision preliminary plats.
replies
Comment
Do we need this level of detail at prelim phase?
replies

Still talking about major and minor subdivisions.

minor subdivision?

Question
how do you delete comments you made in Konveio when you figure out that everything is OK?
replies
Question
does the land then become merged? What happens to the subdivision?
